IMPORTANT PRODUCT COMPARISONS:

1. Heavy Duty Steel Doors vs flimsy wood

Our prefabricated doors are pre-hung in the wall panel and are only heavy duty industrial grade steel. We use a heavier gage steel jamb which is important for support, and to prevent sagging, and our doors are gasketed to minimize noise and air leaks. The door is the most important component in a prefabricated building; a cheap door means a cheap office.

2. Galvanized Steel Components and Doors vs regular steel or aluminum
Our modular components are corrosion resistant and we design for durability. We use steel because it is stronger than aluminum and has superior fire resistance.

3. 5/8" type X gypsum vs 1/2 regular gypsum or hardboard
Our in-plant offices have nearly three (3) times the fire resistance and much better sound deadening than our rivals. Beware of building code violations with hardboard and foam walls - this construction is illegal in most areas. This is a well known fact in the industry - yet many manufacturers and online retailers continue to ignore the law, putting economic gain ahead of safety. We strongly suggest that you avoid these CLASS C systems. If they offer hardboard and foam walls, you need to ask yourself, what other safety short cuts do they take? Also, beware of our rival with wall panels that use only a foam stud core, and not a full supporting core for strength and insulation.

4. 3" thick walls vs 1.75"
Thicker modular walls for superior insulation and strength. We don't offer flimsy thin walls. And please don't be fooled by those claiming to use 4" thick walls, besides actually being just over 3", these walls do not match our higher fire and sound performance values, they just take up more space.

5. Universal Non-Progressive Modular Components vs special sized progressive components
Our prefabricated systems are designed for maximum flexibility by making components interchangeable and not specialized. Our electrical posts are the same size as our standard connecting posts and are interchangeable. Our solid wall panels, door panels and window panels are interchangeable and individually accessible (non-progressive) to allow fast and easy wall panel replacement or reconfigurations. These features are the essence of modular construction - and many of our rivals don't have these designs. Being Prefabricated doesn't always mean "Modular"; it's a term that is often misused.

6. 9' walls vs 8' walls on wider offices
Higher interior ceilings and no tunnel effect. We believe a low ceiling is fine for storage or a closet, but not for an office.

7. Steel electrical conduit vs plastic or none at all
We don't use bare wires in our connecting electrical posts and we don't use cheap connectors for our modular wiring - Our wiring components are heavy duty commercial quality and are industry standards that have stood the test of time for safety. We also don't sell pig-tailed outlets and call that pre-wired; this will not save you money with your electrician. Our modular wiring is fully wired up to the breaker panel and also disconnects and reconnects easy when you need to make a change or move your office.

8. Color matched building components vs aluminum vertical posts
We believe looks matter, so we don't have the ugly aluminum zebra stripes on our modular walls.

This feature benefits the small firm that leases because the inplant office always remains their asset. When it is time to move, the inplant office can go with them. Why settle for ugly zebra stripes when a cleaner more attractive wall is available and costs less? Unfinished or mismatched components are unacceptable. Our inplant office products are designed to be more attractive with a monolithic, more conventional look. Our components match the walls and do not have ugly zebra stripes.

Non-Progressive Design
When buying an inplant office building system an important feature to look for is a non-progressive design. A non-progressive system is the most flexible. This design allows you to access an individual panel and replace it without disturbing adjacent panels. If you need to swap locations of doors, windows or solid panels you can do that easily. If a panel is damaged, you can remove that panel and replace it. Our systems have the advantage of being non-progressive.  A progressive wall is installed in a sequence. It has a one-piece connection system (like a sideways H) that will not allow the removal of a single wall panel without removing adjacent panels. Changing the location or replacing a panel can be very labor intensive and disruptive. Progressive systems defeat the advantages of buying a modular design.

Prefabricated inplant office kits include everything needed for a basic modular in-plant office. Basic options include: windows, extra doors, ceiling insulation, and air conditioners. Premium options include: 4 construction types, modular wiring kits, seismic zone 4 kits, 125 psf storage roofs, and Vision Tower kits.


All Models Include :
• Substantial 3" thick, interchangeable 8' high solid wall panels

Sizes shown are nominal dimensions. 3-wall units include one long wall and two short walls. 2-wall units include one long wall and one short wall.

1. Walls
1.1 Wall Panels: fully prefabricated insulated panels, 3" thick, nominal 4 foot wide (or 2 foot as required), 100% interchangeable.

 

Wall Construction Options:

1.2.a ValueWall: Both sides: durable vinyl faced 5/8" type "X" fire rated gypsum both sides of wall panel. Sound deadening STC 30-35.

1.2b ToughWall: Outside: 26 gage steel faced 5/8" type "X" fire rated gypsum & Inside: vinyl faced 5/8" type "X" fire rated gypsum. Sound deadening STC 35.

1.2c RuggedWall: Both sides: 26 gage steel faced 5/8" type "X" fire rated gypsum. Sound deadening STC 35.

1.2d CleanWall: Both sides: 26 gage steel, galvanized, baked on acrylic enamel finish. Sound deadening STC 25-30.

 

1.3 Connecting Posts: 2 piece galvanized steel, non-progressive design, painted to match walls.

1.4 Channels: 20 gage galvanized steel, painted to match walls. Pre-Sized and Cut to length for easy assembly.

1.5 Door:  Heavy duty 20 gage galvanized oversized steel door and 16 gage frame, with glass and lever lockset. (universal handed & swing design)

 

2. Roof and Ceiling

2.1 Roof Deck: 22 gage steel B-deck, 7 psf "no-load" design.
2.2 Acoustical Ceiling: Lay-in type, white, 2 x 4-ft. grid and mineral tiles.
 

3. Electrical

3.1 Electrical kit: lights, 2x4 lay-in type T-8 3-tube fixtures, less bulbs, light switch, duplex outlets (1 per 12' of wall provided), Breaker panel 4 circuits. Ceiling conduit and wiring not included.
 

4. Accessories and Options
4.1a Windows:  3/16” temp glass, full panel width x 48” high. STC 25.

4.1b Windows:  1/4” laminated glass, full panel width x 48” high. STC 35.

4.1c Sliding Windows:  3/16” temp glass, nominal 36" wide x 48” high. STC 25.

4.2a Air Conditioner Kit 1: 8,000 BTU +/- cool, with heat strip, AC outlet and wall prep included.

4.2b Air Conditioner Kit 2: 12,000 BTU +/- cool, with heat strip, AC outlet and wall prep included.

4.3a Double Door: Heavy duty 20 gage galvanized oversized (min 72"w x 84"h) steel double doors and 16 gage frame, with glass and lever lockset.

4.3b Extra Door: Heavy duty 20 gage galvanized oversized steel door and 16 gage frame, with glass and lever lockset.

4.4 Framed Wall Prep: For wall mounted air conditioner provided by others. We will call to verify the opening size required.

4.5 Modular Wiring Kit: a heavy duty industrial electrical wiring systems that is easily installed by a snap and lock assembly. The system provides wiring for the lights and outlets. It terminates at a convenient location within the modular room with 6'-12' wire pigtail (from the last electrical item) ready for a licensed electrician to hook-up to the breaker panel.

4.6 R-19 Insulation: Fiberglass batten 6" thick, for insulation and sound absorption.

4.7 Two Story or Storage Roof - Steel Option: Designed for 125 psf l/240 uniform load. Includes structural steel, column supports, 9' stair with landing, 3/4" T&G plywood floor. Models with 8' high wall panels (12' wide rooms and under) will be changed to 9' high wall panels used on the first floor. If a second model room is selected to create a two story room, the second floor has 8' high wall panels.

4.8 Seismic Zone 4 Option: Steel bracing supports and seismic zone 4 acoustical ceiling upgrade.

4.9 Vision Tower Kit: Structural steel mezzanine, bolt together design, 22 gage B-deck and plywood floor. Steel stair with universal landing. Design is 125 psf l/240, 8' under clearance, 9' 2+" top of deck, sway bracing on columns.
